(寮保人: These words all deal with an apartment building or university dormitory concierge, portero/a, superintendent, manager, caretaker. The masculine and feminine forms reflect an uncle/auntie, more warm-fuzzy relationship these people hopefully have with you (as they will often dote on you if you don't just treat them like "staff") -- these folks have your plant-watering back if you go away for two weeks, or may offer you a hot cup of sump'n if you've just stepped in out of the pouring rain.
The m/f term in the center is a little more clinical, and may be used by people who prefer English-style gender-neutral terminology. But while it may feel a little frosty as used by residents, sometimes you just don't know, and it would be perfectly acceptable for a rookie plumber to ask, "Excuse me, where's the palpungaurs? I'm here about the shower in Apartment Ö4.")
